Mobile is also fine, with Epic the fastest network at an average 116 Mb/s in the same period and Speedtest putting Malta's mobile median at roughly 77 Mb/s. On arrival, the cheapest SIM is Melita at €10 with small Pocket Pass data bundles; for a working month, GO's Freedom plan at €16.99 for the first six months carries 50GB usable across the EU and UK, and Epic's tourist packs start at €24.99 for 35GB. The scene

St Julian's is the remote-work end of a single built-up strip that runs from Msida through Gżira and Sliema to Spinola Bay. The iGaming and finance offices that fill the Portomaso and Pendergardens towers explain the coworking supply: Ruby Ninu sits inside Pendergardens, SOHO is on Elia Zammit Street with two sister sites in Gżira, and Regus has a floor in the town. Day passes cost €19–30 and dedicated desks €300–350 a month across those spaces, with memberships as low as €60 a month for a few visits.

Cafés fill in around that. Hotel cafés, such as Café Juliani at Spinola Bay, and the chains at Spinola Bay and on the Gżira waterfront are where laptops are tolerated for hours; independent cafés in Sliema are happier with a two-hour morning. Malta uses UK three-pin sockets, so an adapter is needed from day one.

How the month is spent

Rent is the whole story. A furnished one-bed on the St Julian's or Sliema front runs €1,000–1,600 in September 2026, and a September 2026 expat guide describes the €150–300 premium over Gżira as a walkability tax paid for the seafront and the restaurants. Most recent arrivals take the Gżira, Ta' Xbiex or Msida side, where one-beds sit at €650–1,300 and the walk to Sliema is 10–20 minutes.

Everything else is moderate. A cappuccino is €2–2.50, a lunch special €8–15, a pint €3–5, a gym €40–70. Buses are free on day and night routes once a €25 personalised Tallinja card is registered. Utilities run €40–60 in winter and about €100 in summer with air-conditioning, and are often billed on top of the rent. A single person in a Gżira one-bed comes out at about €1,815 a month before coworking, and about €2,100 for a comfortable month by another guide's count.

Money and paperwork

EU, EEA and Swiss citizens simply arrive. Everyone else who wants more than a Schengen stay applies for the Nomad Residence Permit through Residency Malta, which requires proof of remote work for a foreign employer or foreign clients, a gross income of at least €42,000 a year, health insurance covering the EU and UK, a signed rental or purchase agreement and a police conduct certificate. The permit is valid for a year and renewable.

Leases are governed by the Private Residential Leases Act: the deposit is capped at one month's rent and must be returned within 14 days, and agents charge the tenant half a month's rent plus 18 per cent VAT. Landlords expect negotiation, and October and November are reported as the months when asking prices come down.

What recent arrivals report

Guides updated in September 2026 repeat the same advice: look at Gżira and Msida before Sliema, ask for a discount, avoid signing in August, and budget for summer electricity. The internet is rarely complained about; the cost of a seafront flat is. Coworking price checks from December 2025 still matched the published rates in September 2026 at the one operator that lists them, so the desk market has been stable while rents have kept climbing.

Seasons

October to May is the working season. In January daytime highs run 12–20°C with lows of 6–12°C, and October to January is the wet stretch, with November the wettest month at around 109 mm; flats are stone and poorly insulated, so heating adds to the winter bill. August brings 28–34°C days, nights of 20–24°C, humidity that makes it feel hotter, and a sea at 26–27°C, but St Julian's fills with language students and Paceville runs all night. The rental market is tightest from August to October, and landlords are reported to lower prices in October and November once the summer crowd leaves, which makes late autumn the best time to sign a lease.
